A new study by property researcher F&B Forschung und Beratung shows that apartment prices in Germany’s university towns rose at an above-average rate over the past five years, compared to non-university towns.
German towns with between 50,000 and 500,000 inhabitants and a student population of more than 15% saw the prices of apartments rise by 22% over the five-year period. New rental agreements rose by a less extreme 13% in the period. Towns with the highest price rises included Jena (+35% to €1,870 per sqm), Constance (+33% to €3,240 per sqm), Bamberg and Regensburg (both +30%, with Bamberg at €2,230 per sqm and Regensburg at €2,830 per sqm.).
New rental agreements rose strongest in Bamberg (+27% to €7.50 per sqm/month), well ahead of Bayreuth (+19% at €6.40) and then Constance (+17% at €10.10), Göttingen (+17% at €7.50) and Würzburg (+17% at €7.70). The F&B study covers comparisons for 23 German cities.
