Investment activity in German CRE has seen another high in 2013, and it isn’t slowing down. The combination of “safe” and “attractive” is pretty unique; investors along the risk/return curve are homing in on the opportunities this creates.
The turnaround of Germany’s economy from sick man to engine of Europe shows remarkable endurance. Strong growth and high employment is setting an upbeat frame for investors from all over the globe, with a diverse set of expectations. Office and retail have seen the biggest rise, so has residential because of strong rental growth. Cash flow is king. If the foreign investment levels we see in London or Paris are anything to draw conclusions from - transaction levels can only go up for years to come.
With it comes a whole set of challenges that will be high on the agenda at Deutsche GRI 2014. The amount of capital that needs investing is having an impact on prices and yields investors have to accept. Risk of overheating? Depending on whom we speak with, opinions vary. While core assets are getting somewhat rarer, investors are trading higher return for acceptable risk. So, what are these alternatives?
Join us at Deutsche GRI when investors, funds, asset managers, lenders and property companies reconnect, find new partnerships and navigate the maze of challenges and opportunities in the German real estate market.
