Berlin-based property financing consultancy Flatow Advisory Partners (FAP) recently set up a new debt investment management platform for institutional investors, for the first time directly offering properties, development projects and financing to real estate investors in Germany.
The new platform, FAP-IM, brings together investors and developers, offering senior loans, mezzanine and equity investments on qualifying projects. FAP says it will qualify potential deals and prepare them through to decision-ready presentation, relieving the capital provider of time-consuming and costly acquisition and screening.
According to Curth-C. Flatow, founder and joint CEO of FAP, said the new platform is a logical extension of FAP's services and offers institutional investors access to attractive direct and debt investments in real estate. "With the FAP-IM platform we are introducing the first professional real estate investment platform for institutional investors in Germany with a focus on debt products. Under one roof, we can now offer capital providers highly professional expertise in analysing and implementing attractive investment and financing opportunities as well as providing access to these.”
The platform will be headed by Markus Mirbach, who arrives from WGZ Bank, where he looked after fund financing for institutional clients. Mirbach said he expects institutional investors to further increase their allocations to property given the ongoing low interest rate environment, and is confident they will quickly come to accept and appreciate this new form of access to direct investment opportunities and real estate debt investment as an asset class. Since its founding in 2015, FAP has advised on more than €9bn of capital transactions, securing debt capital and equity replacement funds for investors.
