Berlin’s office market at Berlin-Brandenburg airport to profit from tight office market in city centre

The office development site at Berlin-Brandenburg airport should be able to withstand a crisis due to its heterogeneous nature and prices, according to a study published this month by Bulwien Gesa.

The development site, which comprises around 500 hectares, offers a huge variety of different office sizes, ranging from around 50,000 sqm to more than 500,000 sqm. In total the site offers around 4 million sqm of gross floor area, of which more than 1.6 million sqm could be used for office space, according to the study.

As such, the site should cover the city’s future office needs: an additional 1.6 million sqm is projected to be needed by 2020. In the long-term, the site is expected to become an important submarket on the level of established peripheral submarkets such as Tiergarten and Charlottenburg, according to the study.

The multi-client study was supported by Alpine Finanz Bau, Aurelis Real Estate, Berliner Sparkasse, Die Deutsche Immobilien Entwicklungs, KapHag Immobilien Holding, OFB Projektentwicklung/Kolb und Partner, SEGRO Germany and Wirtschaftsförderung Dahme-Spreewald.
