REFIRE and Germany's ImmobilienManager jointly publish MIPIM Special

The German commercial property market is acknowledged to be particularly fragmented, which adds to its complexity for professional investors. With this in mind, Immobilien Manager and the REFIRE Intelligence Report are jointly publishing a special English-language publication as a guide to the German market for international investors at this year’s MIPIM in Cannes, titled „Investing in German Real Estate“.

Germany has proven its mettle as a haven of stability in a global economy wracked by major uncertainties, with German real estate prized by investors looking for secure investments. The numbers tell their own story. According to property advisors Colliers, the commercial property market in Germany saw transaction volume of €25.4 billion in 2012, with international investors responsible for €9.6 billion of that figure, and involved in eight of the ten largest deals transacted throughout the year.  Advisors CBRE put the figure of residential portfolios bought or sold in the period at€11.25 billion, an increase of fully 84% on the previous year, 2011 – with international investors responsible for a quarter of all transactions, and with no sign of their interest in the German market abating.

However, as countless foreign investors learnt to their cost in the boom years of 2004 to 2007, the German market is not an easy one. It’s spread over a wide geographic area, for starters, and differs widely in quality, while being subject to different legal jusrisdictions, political regimes and divergent regional market practices – all of which can trip up the unwary investor.
